How far must a septic system be from a well or house in Ontario?
Part 8 prescribes minimum horizontal clearances: a leaching bed must generally be at least 15 m from a drilled well (30 m from other wells), 5 m from a structure, 3 m from a property line and 15 m from surface water; septic tanks have shorter setbacks.
The clearances protect drinking water and receiving waters from partially treated effluent, and they are measured horizontally from the nearest edge of the tank or distribution pipe. The well-type distinction matters: a properly cased drilled well earns the 15 m setback, while dug wells, sand points and wells of unknown construction require 30 m. On small rural lots these circles often determine whether a lot is buildable at all, and where an addition can go — because you also cannot build over a leaching bed or drive across it. Site plans for Part 8 permits must show all wells and systems on the subject and neighbouring properties within the relevant distances.
Your septic bed needs breathing room: far enough from wells that effluent never reaches drinking water, far enough from buildings and lot lines to stay serviceable. On a small rural lot, these distances — not your floor plan — often decide what you can build and where.
